On Saturday, April 26th, at 11:00 AM, Auctions United and Wilson Realty will be selling The Boggs Estate, 40 acres in three tracts. This is a Court Ordered Sale, ordered by the Circuit Court of DeKalb County, Alabama. Everything will be sold!

There are two houses; One, a 5 bedroom, 3 ½ bath home at 1208 Clements Road and the second a brick ranch style 3 bedroom 1 ½ bath home at 852 Horton Road. There are several outbuildings and three barns. In addition, there is considerable personal property including furniture and vehicles!

The highlight of the sale was Mr. Boggs prized possession, a 1971, one owner, Chevrolet Chevelle SS. This car has been beautifully restored. You’ll be impressed with the burnt orange paint with black racing stripes, like new black vinyl top and interior. The SS cowl induction hood and the throaty roar of the 350 cubit inch SS powerplant will take you back to a time when General Motor muscle cars ruled the road! . The car has automatic and air and is a true showpiece example of 70’s American Muscle! This car will be available for viewing the day of the sale. Other times by appointment only. In addition to the Chevelle, there is a Kubota side by side and an Exmark Zero Turn lawnmower. Each will go to the highest bidder. Other items include a large commercial style air compressor and numerous farm implements.

The land consists of 40 acres on both sides of Horton Road.

Tract one is one acre and features the larger house on Clements Road. This is a two-story home with a large front porch. There is an attached garage and workshop in the back. It sits on its own lot at the end of a long deeded driveway. Inside the entry foyer are the stairs that lead to the 4 upstairs bedrooms. There are two full baths upstairs. Down stairs to the left of the entry foyer is a large living room with brick fireplace. To the left of the entry, a dining room with kitchen access. The large eat-in kitchen has a bay window breakfast area and island with cooktop in the middle. It also has a built-in dishwasher. There is a laundry room near the back door and a half bath down the hallway. The downstairs full bath is near the master bedroom. Most of the floors are hardwood with tile in the kitchen. There is an office with built-in cabinets near the master bedroom.

Tract 2 is 18 acres and features the smaller brick house on Horton Road. It has a two-car detached garage and a large pole barn. The house is a fixer upper with wood paneling throughout. It has 3 bedrooms and 1 ½ baths. The half bath is in the laundry room. It has a living room, kitchen with wood cabinets and a large den. The large barn and garage are beside the house. Most of the acreage surrounding the house and barn is gently rolling, fenced pasture.

Tract 3 is 21 acres and is across Horton Road from Tract 2. It is mostly fenced pasture near the road with woods on the back side. The lower border is a creek. This tract has two large barns at one corner near the Horton Road-Clements Road intersection. One is a large pole barn with attached workshop and a full bath. The other is a large equipment barn, perfect for storage of farm equipment and supplies.

All three tracts have good road frontage along Clements Road and Horton Road.

The homes and all of the personal property will be sold as-is. The property will be offered in tracts, combinations, and as a whole so come ready to bid.

To get to the property and the auction site, From the intersection of Alabama Highway 75 and Alabama Highway 35 in Rainsville, Alabama, Take Alabama Highway 75 South and go 1.1 miles. Turn right on Horton Road SW and go .8 miles. The property is on both sides of the road. Look for the Auctions United signs.

There will be an open house on Thursday, April 24th from 10AM until 1PM. Other times by appointment. Call Wilson Realty. Houses, personal property including the Chevelle SS will be available for viewing and representatives will be available to answer any questions.

On the real estate, a 10% Buyer’s Premium will be added to the final bid and due the day of the sale. The balance is due at closing within 30 days. On the personal property, a 10% Buyer’s Premium will be added to the final bid. The total amount will be due the day of the sale. Removal of purchased items is the responsibility of the buyer and should be removed by the end of the day. Cash or personal check gladly accepted. We do not accept credit or debit cards.
